Michael Akiva is a partner and co-founder of Lazar, Akiva & Yagoubzadeh. Mr. Akiva's practice focuses on business law, civil litigation, real estate litigation and wrongful death / serious injury matters.
Mr. Akiva has served as outside corporate counsel to numerous public and private companies throughout various industries, including real estate, pharmaceutical and biotechnology companies. In that capacity, Mr. Akiva has litigated business disputes and has drafted and reviewed financing agreements, security instruments, equipment purchases and supply agreements.
Mr. Akiva's real estate practice includes the representation of landlords and investors in all aspects of real estate law including, real property acquisition and disposition, landlord-tenant disputes, leasing and deeds of trust.

Jubin Niamehr is a partner of Lazar, Akiva & Yagoubzadeh. Mr. Niamehr's practice focuses on commercial litigation, company representation, business transactions, real estate and finance matters.
Prior to joining Lazar, Akiva & Yagoubzadeh, Mr. Niamehr was an attorney at Latham & Watkins LLP in New York where he gained experience in commercial litigation and business transactions.
Prior to law school, Mr. Niamehr was an investment banker where he advised companies on equity public offerings, convertible securities and mergers and acquisitions.

Jonathan Yagoubzadeh is a partner and co-founder of Lazar, Akiva & Yagoubzadeh. Mr. Yagoubzadeh has extensive experience representing an array of clients ranging from individuals to Fortune 500 companies. His practice focuses primarily on real estate (transactional and litigation), business litigation, and personal injury.
Mr. Yagoubzadeh's real estate practice includes the representation of property owners, purchasers, landlords, tenants, contractors, borrowers and lenders in all aspects of real estate law, including leasing, acquisitions and sales, financing and construction.
Mr. Yagoubzadeh's practice includes the representation of plaintiffs in personal injury claims involving automobile and motorcycle accidents, slips and falls and premises liability. Mr. Yagoubzadeh is also active in his community and with various non-profit organizations. He serves as Executive Vice President of Los Angeles-based non-profit 30 Years After, and has done pro bono work for the Coalition for Veteran's Land.
Representative Matters
- Represented a joint powers authority in the sale of multiple industrial parcels as well as the exchange of property rights obtained in a $2.4 billion rail expressway project.
- Represented the U.S. subsidiary of Honda in connection with the securitization of raw materials used in the manufacture of automobiles.
- Represented the Federal Deposit Insurance Corporation (FDIC) in connection with the restructuring of several multi-million dollar commercial loans which belonged to the portfolio of Indymac Bank, FSB.
- Represented the FDIC in several lawsuits filed by borrowers against Washington Mutual Bank (WaMu) prior to the FDICÂ’s highly-publicized takeover of WaMu.
